  • Meet with prospective tenants to show properties, explain terms of occupancy.
  • Collect monthly assessments, rental fees, and deposits and payments.
  • Inspect grounds and facilities routinely to manage necessary repairs or maintenance.
  • Investigate complaints, disturbances, and violations.
  • Negotiate the lease of property and complete or review appropriate documents and forms.
  • Maintain records of rental, maintenance and operating costs.
  • Determine and certify eligibility of prospective tenants, following government regulations.
  • Prepare detailed budgets and financial reports.
  • Market vacant space to prospective tenants through leasing agents, advertising and other methods.
  • Review rents to ensure that they are in line with market rents.
  • Prepare and administer contracts for provision of property services such as cleaning, maintenance and security services.
  • Analyze information on property values, taxes, zoning, population growth, and traffic volume and patterns to determine if properties should be acquired.

If you enjoy managing your own property, our Lease Only Service can list your property for rent and screen applicants.  During our screening process, we verify employment, rental history, credit history, court history and criminal background.  You are then equipped to make an informed business decision in order to place the right tenant in your property.
